Why the Hyattsville Window Is Closing (And What to Do About It)

What changed

Three years ago, Hyattsville was the DMV's best-kept secret. The Gateway Arts District, Metro access, and proximity to DC made it an obvious value play — and the market is catching on.

The current state

  • Median price in 20781: up 22% over 24 months
  • Sub-$500K inventory: down 47%
  • Investor activity: up sharply, especially LLC purchases

Where value still hides

  • Detached homes north of EW Highway needing cosmetic work
  • Townhomes in University Hills with garage parking
  • Anything within 0.5mi of the Prince George's Plaza Metro

The move

If you're considering Hyattsville, the question isn't *whether* to act — it's how to compete intelligently against investors who are paying cash.
